~Average List Price- $409,492
~Average Sale Price- $292,105
~Average Days on Market- 53

Today there are 1,811 Listings on the Louisville MLS. Inventory is low.
As a buyer, seller or investor keep in mind the average price per home is still rising. In today's market, you may also face one or more "multiple offer" situation(s) on a new listing depending on price, condition or location because of low inventory.

Let's SPRING into the April Market Update! 🐰. Looking back and comparing March updates, the Average Sale Price went up about $9,000 to $304,620!!! πŸ€‘. There was a decline in homes sold from 1277 to 982 and about 40 less New Listings. Days on Market is 5 days less which means if your home is still on the market after a month in a half, I highly recommend to update the condition to get your asking price or reduce the price!

Today-------1,274 ACTIVE Single Family Residence for sale on the Louisville MLS. This is a very low number in our market. It's been lower πŸ₯΅ and this is still low. I've heard 6,000 listings is a healthy market. Why aren't people selling? πŸ€”. If you really really really want to sell your house but the current mortgage rates are scaring you from selling now, SELL NOW! Are you waiting for the rates to drop? How long do you expect to wait? Interest rates creeped up around May 2022. 1 year ago. If you have extra money ($1,000s) you can buy down the rate on your next home loan or refinance when the rates do drop. The price of homes is steadying but going up so by the time interest rates are at 4% (I've heard high 5% low 6% by the end of this year), the price of the home is going to be higher so you could essentially be paying the same or more had you bought at a higher interest rate.
Home prices are steadying out from 2020-2022 but not necessarily dropping, but if they do drop and you have a home for sale then that's less money for you! πŸ‘ŽπŸ« . Call me and let's talk about your options to sell, buy or invest! 🏑🏘🏚

My mom when she heard the Reduced list price of $344,900 for a 3bed/2bath Ranch style home with basement in Fern Creek. Listing agent left her speechless. πŸ˜‚πŸ˜‚. She missed out on a home that sold for $185k in the same neighborhood at an auction 2 years ago. πŸ« πŸ«£πŸ˜΅β€πŸ’«πŸ€‘
