People always ask how Realtors figure out what a house is worth… and honestly, part of the answer is probably an unhealthy amount of time staring at comps. 😂

One website says your house is worth one thing.
Your neighbor insists it’s worth another.
And Zillow occasionally decides your garage is apparently waterfront property.

The truth is, pricing a home correctly takes a lot more than plugging numbers into a calculator.

I spend a lot of time studying the Louisville market, tracking what buyers are actually doing, comparing homes, watching trends, and figuring out where a home needs to be positioned to stand out.

It’s part strategy, part psychology, part detective work… and apparently my version of cardio.

One of my favorite things about older homes is discovering features people don’t really think about anymore.

Ever wonder why historic homes had “parlors”?

Turns out they weren’t originally designed for casual entertaining the way we think of living rooms today. In the 1800s and early 1900s, parlors were formal spaces used to receive guests… but also sometimes for funerals and viewings before funeral homes became common.

Which honestly explains why so many old Louisville homes have those beautiful front rooms nobody quite knows what to do with now. 😅

It’s wild how architecture quietly tells the story of how people lived, socialized, and even grieved.

One of the reasons I love showing older homes around Louisville is because almost every one of them has some little piece of history hidden in the design. Sometimes the history is just as interesting as the house itself.

Interesting to see Louisville make Zillow’s Top 10 markets for first-time home buyers in 2026. 👀

According to Zillow, Louisville stood out because we still have a relatively affordable market compared to a lot of the country, decent inventory, and less competition than many major metros. They noted that over half of listings here are considered “affordable” for first-time buyers. (Zillow)

Honestly… they’re not wrong.

I’m still seeing buyers able to break into homeownership here in ways that feel nearly impossible in some cities right now. Especially when buyers are flexible on location, cosmetic updates, or home style.

That said, since this is Zillow, I’ll add the Realtor caveat 😂:

National reports don’t always tell the full story neighborhood to neighborhood. Louisville isn’t one market. There’s a huge difference between what $250k buys in PRP, Fern Creek, Old Louisville, J-town, or the East End. And of course… Zillow’s Zestimate has definitely caused a few family arguments over the years. 😅

But overall, I do think Louisville continues to be one of the better places for first-time buyers who want a realistic path to ownership without moving to the middle of nowhere.
