Mortgage Interest Rate FACT - rates don't need the FED to lower them. Here is the past 3 months of rate activity. Look at how much we dropped before the FED met. The lowest days were September 11 and September 17. They have ticked up since then. The FED met on September 18. Moral of the story, don't risk losing a good rate you like because you THINK it will lower when the FED meets. We are now 1 week past the FED meeting and we are not back to the lowest point we were last week. If there is an announcement that the FED might cut rates in their next meeting, be looking at the rates prior to that date. The next meeting is November 6-7.

This is how I have worked since I got into this business. It is not always about a sale but what is right for the customer even if it means I am not the right fit. A mortgage does not have to just be "because my friend, family member or real estate agent told me this is what I need". Each person and their circumstance is different. I don't sell mortgages, I advise on options to help the borrower down a path of financial success.

PSA:
It’s easy to build credit. When you have no credit, many creditors won’t take a chance without a cosignor. A secured card is a great way. Once you are over 18, as little as a $200 deposit can get you started building. Then, charge $10 a month MAX for about a year and pay off that $10 when the bill comes. You will pay no interest. If you have never had credit at all, it will take you 6 months to get a score. If you are like my current client, he paid everything off and closed it and needed to open a new card. We went from 0 to 712 in one month. Great for high school or college kids to start building credit. Both my kids have mid 700 scores at 19 and 20 years old.
