But my brain has 47 tabs open, 12 are frozen, and I can’t find where the music is coming from. 😂

Just a few thoughts that pop-up:
✨ Did I return that text?
✨ What time is that appointment tomorrow?
✨ Did I send that email?
✨ What’s for dinner?
✨ Did the appraisal come back?
✨ Did I follow up with that client?
✨ Do we need cat food?
✨ What was I doing before I started thinking about all of this?

Closing days like this remind me why I love what I do. 💕

Today we officially sold sweet Winnie’s condo, and this one came with a few moments that had us all holding our breath. From a low appraisal to navigating insurance requirements that required changes to the condo association’s master policy to meet Freddie Mac and Fannie Mae guidelines, there were plenty of hurdles along the way.

Winnie will celebrate her 99th birthday this October, and it was such an honor to help her and her family through this transition. Even more special, I had the privilege of helping her daughter Marie and son-in-law Carl sell their Louisville condo nearly 12 years ago. Seeing the names of past clients pop up on my phone is a feeling that never gets old. Those relationships and referrals mean the world to me.

Winnie was an absolute trooper throughout the process, and I’m so grateful we were able to work through every challenge and make it to the closing table together.

Thank you, Winnie! And thank you Marie Crawford Stoltzfus and Carl, for trusting me once again. Love you all! 🏡✨

“How hard can it be? Boys do it.”

😂 All kidding aside…

Before I got my real estate license, I was told I wouldn’t be a good real estate agent. At the time, those words stung. Thankfully, I didn’t let them make the decision for me.

Almost 13 years of actively selling real estate and nearly 20 years in this industry later, I can honestly say I can’t imagine doing anything else.

I’ve had the privilege of helping hundreds of families buy and sell homes, celebrating milestones alongside my clients, and watching many of those client relationships turn into lasting friendships.

Real estate has also given me something I treasure deeply—the flexibility to be present for my daughters while building a career I love.

If there’s one thing I’ve learned, it’s this: don’t let someone else’s limitations become your reality.

The life you’re dreaming about might be on the other side of believing in yourself when no one else does. And if you need a cheerleader call me! I’ve got you! 🥰

I used to be cool… now I spend my days asking about HVAC systems, foundations, disclosures, inspections, and whether professional photos can be scheduled. 😂🏡

How it started ➝ How it’s going. 💚

The first photo was taken the day Joe and I met.l in 2010.

The second was our first real estate photo together after I earned my real estate license in 2013.

Back then, we were simply building a life together and figuring things out one day at a time. We had dreams, plenty of hard work ahead of us, and no idea where the journey would lead.

Over the years, we’ve built a family, helped thousands of clients navigate some of life’s biggest transitions, grown an incredible team, bought real estate brokerages and learned lessons that only experience can teach.

Today, we find ourselves in a chapter—leading our own independent real estate brokerage, .realestate.kentucky and .realestate.indiana .

The photos may show changing hairstyles, fashions, and seasons of life, but what hasn’t changed is our commitment to serving people, building relationships, and helping others move forward with confidence.

Looking back, I’m incredibly grateful for every client, friend, family member, agent, and supporter who has been part of this journey. 🥹 Seriously, thank you!

Between real estate, school events, dance recitals, college milestones, and all the ordinary moments in between, being Scarlette and Hilary’s mom is the role I’m most grateful for.

Watching them grow into strong, kind, independent young women has been the greatest privilege of my life.

🏡 Want to be in a new home before school starts? Here’s the exact timeline you need to hit right now.

If your goal is to be settled into a new home before the first day of school, here’s the timeline I recommend following:

📅 June
This is the month to get pre-approved with a lender and start touring homes. If you have a home to sell, we should also be preparing it for the market now.

📅 Late June to Early July
Submit offers and get under contract. The best homes are still moving quickly, especially in popular school districts.

📅 July
Complete inspections, negotiate repairs, finalize financing, and work through the appraisal process.

📅 Late July
Close on your new home and start moving in.

📅 Before School Starts
Get unpacked, establish your new routine, and enjoy the excitement of a fresh start before the school year begins.

⚠️ The biggest mistake I see families make is waiting until July to start the process. By then, you’re trying to fit house hunting, inspections, moving, and back-to-school shopping into just a few weeks.
