Louisville Metro's Planning Commission has drafted zoning rules that would ban any new data center exceeding 500,000 square feet, push large facilities into heavy industrial zones with mandatory public hearings, and require 200-foot buffers from homes and schools along with strict noise limits and ratepayer protections.

First-time buyers rose to 35%, the highest since June 2020, as inventory opened entry points. Demand remains competitive with 25% of homes selling above list price, but sentiment cooled and homes averaged 2.3 offers.
