We helped a family in Louisville, KY sell their home in just 29 days from LIST to CLOSE so they could move out of state and step into their next chapter.

We worked with an investor who already had tenants lined up and helped him secure another property PLUS made sure he had a brand new roof to protect the investment from day one.

We helped a family sell their starter home and move into something bigger with a shorter commute (and a little more room for their fur babies 🐾).

One of the ways many people get started building wealth through real estate is by buying a small multi-family property.

A lot of people don’t realize you can actually buy a 4-plex with an FHA loan and just 3.5% down.

To qualify for an FHA loan on a property like this, you do have to live in one of the units for at least a year. A lot of people call this strategy “house hacking.” 🏡

We just listed a property in Louisville that’s a great real-life example of how this can work!

4203 Norene Lane is a fully leased 4-plex bringing in about $4,800 per month in rent. The asking price is $458,988, which means the 3.5% down payment would be roughly $16,000!

Someone could move into one unit and rent the other three while the rental income helps offset the mortgage. 😱

And for someone who doesn’t want to live in it long-term, it could later become a full investment property once they move out.

We like sharing examples like this because a lot of people don’t realize opportunities like this exist.
