You may have heard the term “Debt-to-Income Ratio (DTI)”, but what exactly does it mean?

DTI compares your monthly debt to your before-tax monthly income. Debt includes your mortgage, loans, credit card payments, and anything that appears on your credit report. For instance, if your monthly expenses are $2,000 and your income is $5,000, your DTI would be 40%. 💡

Lenders prefer a DTI below 36%, with no more than 28% allocated to mortgage/housing costs. While there's some flexibility, most lenders won't approve a mortgage if your DTI exceeds 43%.

If your DTI is not within the desirable range, take a close look at your monthly budget and eliminate unnecessary expenses. Use that extra money to pay down your debt.
