“This kitchen just needs cosmetic updates!”
“Someone with vision will love this!”

What buyers hear:
“$40K renovation before I can even use it.”
“I’ll be living in a construction zone for 6 months.”

The pricing gap:
You: Worth $500K with minor work
Buyer: Needs $80K in updates → I’ll offer $420K

Why “potential” doesn’t sell:
Buyers want move-in ready, not move-in-and-renovate.
They can’t picture the “after” — they only see the now.
They do the math, and they subtract every dollar.

Real numbers buyers think about:
Outdated kitchen: –$40K
Old carpet: –$8K
Overgrown yard: –$5K
➡️ That’s $53K off your price

The hard truth:

Buyers don’t pay for potential.
