This may be the fastest sold and closed I have ever accomplished...
1. Sellers were great, took care of everything I suggested in a timely manner before listing.
2. Priced right.
3. Professional photos.
4. Marketing ready to go the day it hit the market, insta, facebook, mls etc.
5. Made showings easy for agents.
6. Good communication with everyone.

This may be the most interesting market I've been in since 2008. If you have a ranch home, this would be a great time to sell it. Boomers and Generation Jones are downsizing from 2 stories to prep for or spend their retirements on a single floor (with a basement for the grandkids) And they have cash. I have seen more cash deals than at any time in my career. If you have any other kind of home, it's important to do the work to prep it. Price it right and do the repairs needed. Work on the curb appeal. People are more likely to pay more for a move-in home than a fixer upper. Buyers discount a home more than what the repairs would typically cost because they have to live through them. And if you have a ranch you would like to sell, reach out to me. I have buyers! P.S.
