We hope this message finds you well. As part of our Neighborhood Watch and community awareness efforts, we’d like to share some important updates and reminders regarding safety, property care, and respectful conduct within our neighborhood.
Please take a moment to read through the following:
🚨 Porch Pirates Alert
There has been an increase in theft involving individuals walking or driving up to porches and stealing packages. Please:
Retrieve deliveries promptly
Install security cameras, if possible
Report any suspicious activity to local authorities immediately

We have a zero tolerance for theft in our community, if you are caught deliberately stealing from neighbors- you will be filed on for eviction.

🐾 Pet Rules & Yard Etiquette
Keep All Pets on a Leash: Unleashed pets can pose a serious risk. If your animal attacks a person or another pet, you will be held responsible for all medical costs and for proper removal of the animal.
Stay Off Neighboring Yards:
-Do not walk yourself or your pets through other residents’ yards. It’s not only disrespectful but may also spread illnesses to other animals.
-Do Not Feed Stray Cats: Feeding strays leads to overpopulation and unwanted behavior. If they are not your personal cats, please do not feed them.
🚽 Help Prevent Sewer Backups
Please do not flush t-shirts, towels, baby wipes, or any non-flushable items. These create costly sewer clogs that affect multiple homes — and cleanup fees will be billed to the responsible party.

🚸 Drive Carefully – Children at Play
Please reduce your speed when driving through the neighborhood. Children are often outside, and we want to avoid any preventable accidents.

Families impacted by recent storm damage: FEMA is currently in the area offering support. If you need assistance, please reach out to them directly.
🏡 Protect Your Home – Get Insured
Weather-related damage, including fallen trees, is not covered by management. Having home insurance is highly recommended. To explore your options:

🌿 Yard Maintenance & Code Enforcement
Code Enforcement now visits the neighborhood frequently. If a violation is found on your property, you will be billed for any fines.
-Please ensure:
-Lawns are cut
-Exterior areas are tidy
-Community guidelines are followed
-Trash and debris free!

⚠️ Zero Tolerance Policy for Harassment
Nelson Communities has a zero tolerance policy regarding harassment of staff.
This includes:
-Yelling or using foul language, physical, phone calls or through email/ text messages
-Threatening behavior
-Showing up at staff members’ personal residences
Any violation of this policy will result in formal eviction. Please treat all staff members with the same respect you expect in return.
💳 Billing & Rent Payment Policies
Onsite staff cannot access or edit your billing account. All billing questions must be directed to Corporate at (973) 624-9130. Office hours will not be used to handle billing issues.
If you wish to discuss billing in person, please schedule an appointment in advance.
Staff cannot and will not accept or process your rent payment. Please use one of the following methods:
-Set up your resident online account via website or app
-Request a CashPay slip
-Enroll in AutoPay
