There are a number of sources (CNBC, Fortune, MBA, Bankrate, etc..) that are predicting rates will be hovering around 4% (+/-) by this time next year. Let's assume a 30yr conventional mortgage is currently at 3% and you are PreApproved for a loan amount of $200,000. At an interest of 3% your principal and interest would be $843 + taxes, insurance and pmi. Let's say that you're burned out and you believe the market is going to take a turn to the worse with values going down. Probable, hmmmm, not so much. If you wait until this time net year and rates are at 4% as predicted they will qualify for a loan amount roughly $26,000 less at the same payment of $843 + taxes, insurance and pmi.. Twenty Six Thousand DOLLARS less in purchase price. The simple math is they'll have 6.5% less purchasing power if rates move up 1%. Pretty scary, right?!
