Why is not the time to buy a home? Interest rates are high, home prices are high.

This is a question I get asked a lot.

Housing affordability is low. That means there’s a limited pool of buyers purchasing homes.

Why this matters? If you can afford to purchase a home, would you rather be in a situation with less competing buyers or something more like Covid?….people even thinking about selling their home receive multiple offers before it hits the market.

Interest rates are expected to continue easing through 2026. This will likely bring more people to the table for homeownership.

Is New Construction the right move?

People often ask about New Construction homes and resale homes. Both have their pros and cons.

New Construction companies often offer incentives to help you during your purchase of them.

One of the pros to new construction is that everything in the home is new.

New Roof.

New HVAC.

New Water Heater.

One of the cons to this is the homes often go through a period of settling. This means you’ll see some cracks appear in the walls.

New Construction homes often come with a warranty on their work. They will fix the things that are or become an issue with the home in a certain period of time (often 1 year).

What are the 3 most important things to do when selling your home?

There are so many things to do when selling your home. The 3 mentioned here help a buyer see your home for what it is.

Some other things to consider are staging your home.

By staging your home, I don’t mean hire a company to bring all new furniture in and make everything look updated and new and give the aesthetic that buyers are looking for.

I’m talking about decluttering and sprucing up in the most important areas. In the closets, make sure you have only bare necessities in their. Make sure there’s room to spare with your items in there. If there’s room enough for your stuff, there’s room enough for theirs.

Countertops, mainly the kitchen and bathroom, keep them free of everything. Make sure you have an easy to reach spot for the coffee maker, dish strainer, butter dish, tooth brush, razor, tooth paste, etc.

The first step to someone purchasing your home is them envisioning their items inside your home.

One of the key factors in the housing market right now is Affordability. Prices are up, interest rates are up.

What do higher prices and interest rates mean for you, the potential buyer? It means you can’t afford as much house.

With the recent announcements (gov purchasing 200billion in MBS, Potential ban on large institutional buyers, etc), interest rates have began dropping. They dropped 4 basis points last week!!
