📉 Inventory: down 2.8% YoY
📈 Under contract: up 3.6%
⏳ Days on market: up 8% YoY
📦 Months of inventory: 4.1 (balanced territory)
💰 Sale prices: up 1.8% YoY

Translation: we're sitting in a balanced market, not a screaming seller's market, not a buyer free for all. As long as rates hold around 6.6%, expect things to stay pretty flat/balanced through the rest of the year.

For anyone that loves numbers, here is what's happening nationally with the real estate world.

Total market volume ticked up 1.01% month-over-month, pushing the grand total to 4,020,000.

While the overall market shows a steady 0.50% year-over-year increase, the real story is how different regions are performing:

The South Continues to Lead: Holding the largest market share by far at 1,870,000, the South continues its steady climb with a solid 3.31% growth year-over-year.

Northeast Bounces Back Short-Term: The Northeast saw the biggest monthly surge at +4.65%, though it’s still down -6.25% compared to this time last year.

Midwest Steady, West Dipping: The Midwest saw a healthy 3.26% monthly bump, while the West was the only region to contract month-over-month, dropping -2.60%.

The Takeaway: Growth is stabilizing nationally, but regional strategies need to vary. Double down where the momentum is!

Thinking about buying your first home? Before you do anything else — understand what pre-approval actually means.
Most first-time buyers assume pre-approval = the bank said yes. In reality, it means the bank said maybe, for now. Your full loan approval doesn't happen until after you find a home, get an appraisal, and an underwriter reviews everything again.
In the meantime, protect that pre-approval — no new credit cards, no big purchases, no job changes. Any of those can cost you the loan at the finish line.
