π‘ REAL ESTATE MYTHS THAT COST PEOPLE THOUSANDS
After nearly 20 years in real estate and hundreds of transactions throughout Greater Cincinnati, I've learned that most buyers and sellers have the same questions.
Some are great questions.
Some are misconceptions.
Some can cost people thousands of dollars if they get bad advice.
Let's clear a few things up.

π° 1. ARE REALTORS OVERPAID?
Sometimes.
Just like there are overpaid people in every profession.
The better question is whether the Realtor provided more value than they cost.
A good Realtor can help prevent overpaying, negotiate repairs, spot red flags, avoid contract mistakes, and solve problems before they become expensive.

π 2. WHY USE A REALTOR WHEN ZILLOW IS FREE?
Zillow helps you find homes.
A Realtor helps you evaluate them.
Zillow doesn't tell you if a home is overpriced, if there are multiple offers, if the neighborhood impacts resale value, or if there are issues hidden behind fresh paint.

π 3. WHAT DOES A REALTOR ACTUALLY DO AFTER AN OFFER IS ACCEPTED?
This is where much of the work begins.
Inspections.
Repair negotiations.
Financing coordination.
Appraisals.
Title work.
Deadlines.
Occupancy agreements.
Problem solving.
Most transactions encounter issues. The goal is resolving them before they become your problem.

π¨ 4. WHAT PROBLEMS DO REALTORS SOLVE THAT BUYERS NEVER SEE?
Examples include:
β’ Sewer line issues discovered during inspections

You can.
Just remember the listing agent works for the seller.
Their job is to help the seller get the best possible price and terms.
Having your own representation means someone is focused solely on your interests.

π 6. WHY DO REALTORS CHARGE A PERCENTAGE INSTEAD OF A FLAT FEE?
A Realtor may spend months helping a client and earn nothing if the deal doesn't close.
Some transactions take 10 hours.
Others take 100+.
Historically, compensation has been tied to the value and complexity of the transaction.

π¦ 7. WHY DO I NEED A PRE-APPROVAL BEFORE SEEING HOMES?
Because nobody wants to fall in love with a home they can't buy.
A pre-approval helps determine:

It also makes your offer stronger.

Safety.
Realtors regularly meet strangers and enter vacant homes.
Verifying identity helps protect agents, sellers, properties, and legitimate buyers. Not to mention the amount of scammers who who want to "list and sell" property they don't really own.

π 9. WHY DO I NEED TO SIGN A BUYER AGREEMENT?
Transparency. And as a result of the NAR settlement from Aug 2024. We're required to have one in place or face fines.
You should know:
β’ Who represents you
β’ What services you're receiving
β’ How compensation works
β’ What expectations exist
No surprises.

βοΈ 10. WHAT CHANGED AFTER THE NAR SETTLEMENT?
Compensation is no longer advertised in the MLS.
Buyer representation agreements are now required prior to showing homes..
Compensation is discussed and negotiated more transparently as part of purchase contract than before.

π΅ 11. DO BUYERS HAVE TO PAY REALTORS NOW?
Not necessarily.
Every transaction is negotiable.
Sellers may still offer compensation, buyers may negotiate compensation, or concessions may be used. In most cases sellers still compensate real estate services as part of the cost and price to sell a home.

π·οΈ 12. DO SELLERS HAVE TO PAY BUYER AGENT COMPENSATION?
No.
However, sellers should understand that offering compensation may increase the pool of qualified buyers interested in their home.

π 13. WHY ARE MORTGAGE RATES DIFFERENT BETWEEN LENDERS?
Because the interest rate is only part of the equation.
Fees, points, credits, loan programs, lock periods, and underwriting costs all matter.

Typically through some combination of:
β’ Origination fees
β’ Lender compensation
β’ Discount points
β’ Servicing rights
This is why comparing Loan Estimates is important.

π’ 15. WHY DO ONLINE LENDERS ADVERTISE LOWER RATES?
Often because the advertised rate assumes:
β’ Excellent credit
β’ Large down payment
β’ Specific loan amounts
β’ Points paid upfront
Always compare total costs, not just the rate.

βοΈ 16. WHY DO REALTORS RECOMMEND CERTAIN LENDERS?
Not because they're local.
Because communication matters.
The lender who answers the phone and solves problems quickly can make the difference between a smooth closing and a stressful one. It's helpful to have a lender/loan officer that can answer questions on a Saturday or Sunday afternoon because that is typically when we are looking at homes.

πΈ 17. SHOULD I CHOOSE THE LENDER WITH THE LOWEST RATE?
Not automatically.
A slightly lower rate can sometimes come with higher fees, points, or poor service.
Always compare total cost, service and reliability.

π 18. WHY IS ZILLOW'S ZESTIMATE OFTEN WRONG?
Because Zillow can't walk through the house.
It doesn't know nuance:
β’ Condition
β’ Renovation quality
β’ Odors
β’ Layout issues
β’ Deferred maintenance
β’features/amenities compared with other recent sales.
β’ Busy roads
Real estate value is more than an algorithm.

Because a few hundred dollars can uncover thousands of dollars in repairs.
Roofs.
HVAC systems.
Electrical issues.
Plumbing problems.
Foundation concerns.
It's often the cheapest insurance you'll ever buy.
