Turned 43 and decided to celebrate by doing something completely reasonable... running up and down a mountain for two straight days. πŸ˜…

Spartan Cincinnati definitely didn't take it easy on me.

Over the course of the weekend, I completed a Beast (21K), Super (10K), and Sprint (5K) on one of the toughest Spartan courses I've ever faced.

The stats are pretty wild:
πŸƒ 88,399 steps, 41.74 miles, 5,523 active calories burned, and 790 active minutes

But honestly, those numbers don't tell the real story. They don't capture the steep climbs at Perfect North, the mud, the obstacles, the rope burns, the cramps, or those moments when your legs are screaming at you to stop and your mind has to decide whether to listen.

The volunteers cheering everyone on, the encouragement from complete strangers, the athletes helping each other through tough obstacles and rough patches…it's a reminder that we're all capable of more than we think, especially when we have people around us pushing us forward. That is one of the coolest things about this whole thing.

Another Trifecta earned. Another birthday I'll never forget.

At 43, I'm grateful for a body that still lets me chase hard things, a community that inspires me, and the opportunity to keep testing my limits.

Another one closed!

I’ve worked with David through multiple transactions over the years, and this latest home search wasn’t exactly a quick process.

We spent over a year looking on and off, exploring different areas, considering different options, and waiting for the right house instead of settling for one that was just okay.

At some point, the relationship shifted from client to friend.

We’re both Army veterans, both into fitness, and over the years, we’ve done a few Spartan Races together and even made the trip to the Arnold Classic. Now, after all that searching, he’s moving into a house that’s only about seven minutes from mine.

Not a bad outcome. I may have accidentally found myself a new lifting partner. πŸ‹πŸ½

This is one of the things I enjoy most about real estate. The transaction is important, but it’s the relationships that stick. When someone comes back years later, trusts you to help them again, and sends friends and family your way, that means a lot.

David and Lauren, thanks for trusting me through another move. Congratulations on the new place. But we’re not done yet.

Some are great questions.

Some are misconceptions.

Some can cost people thousands of dollars if they get bad advice.

Let's clear a few things up.

Sometimes.

Just like there are overpaid people in every profession.

The better question is whether the Realtor provided more value than they cost.

A good Realtor can help prevent overpaying, negotiate repairs, spot red flags, avoid contract mistakes, and solve problems before they become expensive.

🏠 2. WHY USE A REALTOR WHEN ZILLOW IS FREE?

Zillow helps you find homes.

A Realtor helps you evaluate them.

No surprises.

βš–οΈ 10. WHAT CHANGED AFTER THE NAR SETTLEMENT?

Compensation is no longer advertised in the MLS.

Buyer representation agreements are now required prior to showing homes..

Compensation is discussed and negotiated more transparently as part of purchase contract than before.

πŸ’΅ 11. DO BUYERS HAVE TO PAY REALTORS NOW?

Not necessarily.

Every transaction is negotiable.

Sellers may still offer compensation, buyers may negotiate compensation, or concessions may be used. In most cases sellers still compensate real estate services as part of the cost and price to sell a home.

No.

Not because they're local.

Because communication matters.

The lender who answers the phone and solves problems quickly can make the difference between a smooth closing and a stressful one. It's helpful to have a lender/loan officer that can answer questions on a Saturday or Sunday afternoon because that is typically when we are looking at homes.
