🏡 Colorado just made it easier to build an ADU

In 2024, the state passed a new law designed to expand access to Accessory Dwelling Units (ADUs) — also known as backyard cottages, in-law suites, or carriage houses.

Here’s what that means for homeowners:

• Many cities (not all) must allow one ADU on single-family lots where homes are permitted �• Local governments can’t enforce certain restrictions like blanket parking requirements or owner-occupancy rules �• HOA rules that prohibit ADUs may no longer apply in many cases �• The state also created funding programs to help offset construction costs and support ADU financing �• Cities were required to update their zoning rules by June 30, 2025

What’s important to know:
�Each city still sets its own local details (size limits, placement, setbacks, etc.). For example, here are a few of Loveland’s requirements:
• One ADU allowed per lot �• 900 square feet max
• Must be at least 5 feet from side and rear property lines�• Off-street parking not required

Why this matters:
�ADUs can create rental income, housing for family members, or flexibility to age in place — all on the same property.

If you’ve ever thought about adding a guest house, rental unit, or space for family, this change is worth paying attention to.
