Our borrower is going to purchase a commercial property, currently being used as a nursery school and convert it into a short-term rental property. He will need to perform a change of occupancy and make some renovations to the interior before he can complete the conversion. The property is a historic building that has a log cabin feel which will provide a unique experience for future occupants. The lot is large enough to be subdivided to accommodate additional buildings as well. The property is already legally divided into 3 lots will make this fairly simple.

This borrower purchased a turn-key townhome in Lincoln NE. The property is in rent-ready condition, a few cosmetic repairs will be made to upgrade the property to attract renters. The borrower plans to refinance the property as soon as it is rented. You can use a hard-money lender for more than just fix & flip, or construction. There is less “red-tape” in hard money lending which can make purchasing the property less of a hassle, and then you can refinance with a traditional lender when you are ready, which tends to be less of a burden than the new purchase process.

One of our borrower’s had an opportunity to purchase a property where the seller was willing to carry a portion of the purchase price, making the deal more feasible and keeping the borrower’s cash in the deal low. The borrower plans to do extensive rehab to the property and refinance once the value has been increased.
There are plenty of ways to get creative with financing, if you don’t have the money to put down on a property, you can always explore the option of the seller carrying some of the cost, then letting the Investor’s Source take care of the rest.
