More homes for sale… but home values are still holding strong?
That’s one of the interesting stories happening in Northern Colorado right now.
According to the latest IRES MLS market data, Northern Colorado had about 3.5 months of housing inventory in June, a huge change from the roughly one-month supply we experienced during the pandemic-era market.
But here’s the part that may surprise you:
🏠 The Northern Colorado median sales price reached approximately $645,000 in June 2026 — a new high.
So what does that mean?
BUYERS: You finally have more choices and more time to compare homes. Depending on the property, there may also be opportunities to negotiate price, closing costs, repairs or other concessions.
SELLERS: Buyers have choices now, which means simply putting a home on the market isn't enough. Pricing, condition, presentation and marketing matter considerably more.
And interest rates? The latest Freddie Mac average for a 30-year fixed mortgage was 6.66% as of July 30.
💡 Here's another thing buyers shouldn't overlook: Colorado continues to have homebuyer assistance programs available through CHFA, including down-payment assistance options for qualified borrowers.
The takeaway?
This isn't the crazy seller's market of a few years ago — and it isn't a crashing market either.
It's a market where strategy matters.
