⭐️ Know what points are non-negotiable for you. If school district, county, bedroom number, lot size is non-negotiable, don’t look at houses outside that. Keep in mind, renovations are possible and can be built into budgets. School districts and lot sizes are not as flexible.
*Let your realtor know if that criteria changes.
⭐️A lot can change in a year! Jobs change. Interest rates change. You may be pre-approved for a different amount as time passes. Pre-approvals also expire. So make sure you are ready to offer when you find your new home.
⭐️When looking in certain markets, you need to act fast. A home can come on the market and within a day or two multiple offers can come in. Sellers will want final offers quickly.
⭐️Don’t give up! Your home is out there. It can be discouraging not getting offers accepted or not finding a house that meet your needs. Eventually the right one will come along and you’ll know exactly what to do!

Rockford is only an hour and a half away from the Chicago, but it is far from a “Suburb!” I, like most people in the area, consider Rockford its own city with no connection to any of the suburbs of Chicago.
