Let’s talk electricity⚡️
We get a lot of questions about the ever-changing electrical codes and how they affect our inspection reports.
As inspectors, we are required to indicate whether or not a property is meeting the current electric codes, regardless of the age of the home.
AFCI: Arc Fault Circuit Interruptors
-installed in the breaker box
-required in living areas and bedrooms
-designed to prevent fires
GFCI: Ground Fault Circuit Interruptors
-installed at the plug receptacle
-required in kitchens, bathrooms, laundry, and outdoors
-designed to prevent electrical shocks
If your property is marked deficient due to missing or improperly functioning AFCIs or GFCIs, it doesn’t mean the property “fails” or is unsellable. However, you might want to consider asking a licensed electrician’s advice on upgrading.
