Somewhere between what Zillow says… and what your neighbor swears their house is worth.

Many buyers/sellers turn to the Zestimate for their info, and listen, its easy, right there and you don't have to do people. I think it's fine for a ballpark, but not if you are serious.

Zillow’s estimate is basically a robot doing math with public data. It hasn’t seen your kitchen remodel, your new roof, or the house down the street with the neon-green bathroom that sold last month. Your house could be gutted and the house next to you a completely updated remodel and they will both be valued the same.

The real value comes down to what buyers are actually paying for homes like yours right now.

Think of it like this:
-Zillow gives you a guess.
-A good market analysis by a knowledgeable Realtor (you know, me!) gives you good data to form a basis
BUT at the end of the day
-The market gives you the answer.

Just got out of a team meeting and OMG y'all the stuff we just learned...

So pretty much everyone has cameras now right, outside mostly, but some inside, ways to monitor our homes has become so mainstream.
As a Realtor, I am always advising buyer clients not to talk too much about the house while we are on property, cause "eyes and ears are everywhere" lol.

So much so that Zillow just announced a new feature..
if your cameras or security system is connected to a cloud somewhere, they are buying access to that from the companies and pulling conversations to create their own feedback model on listings!

- Buyers make negative comments during a showing -
it will be listed as "negative feedback on this listing"

- Buyers make positive comments during a showing -
it will be listed as "positive feedback on this listing"

Zillow says the new section will sit right under the Zestimate.

A:
You can click that button… but that usually sends your request to a random agent who paid Zillow for the lead. Kind of like spinning the real-estate roulette wheel.
BETTER
If you already have a Realtor, just send them the house instead. They’ll set up the showing, pull the real MLS details, and fill you in on the stuff Zillow forgot to mention.
BEST
If you don't have a Realtor, send the house to me! I'm ever so happy to help you!
Zillow is great for "window" shopping.
Your Realtor - ahem...ahem.... is the one who actually gets you through the front door.

About as much as you trust a dating profile.
Sometimes they are dead on, sometimes you are being catfished. (FYI - I always use a professional photographer)
If you see a person in a mirror holding an iphone, be wary.
if photos are bright, clean, consistently the same color, you can see the whole room...etc, then you are most likely getting the best representation through photos.
BUT STILL -
Use photos to decide if it’s worth seeing — not to emotionally move in. The real truth shows up when you walk through the front door.

lol but for real - Buying or selling without a Realtor means you’re handling pricing, contracts, negotiations, deadlines, inspections, appraisals, and legal paperwork on your own. Miss something small and it can turn into something expensive.

Some people do it successfully. Most realize pretty quickly that there’s a reason professionals exist.

When you rent, you pay every month and at the end… you leave with memories and maybe your full deposit if you’re lucky. When you buy, part of your payment builds equity — so instead of your landlord gaining wealth, you are.

Renting is flexibility. Buying is stability and long-term payoff. One lets you move when the vibe changes. The other might eventually hand you a check when you sell.

First - we CELEBRATE! yay!!
Once an offer is accepted, the contract timeline starts. The buyer deposits earnest money and begins their option period (if negotiated), inspections are scheduled, and the lender orders the appraisal. During this time, we negotiate repairs if needed and make sure all contract deadlines are met. If everything stays on track, we move toward final loan approval and closing.

You can… but know this — the number on the sign is the listing agent. Their job is to represent the seller, not you. If you want someone negotiating, advising, and protecting your best interest, call your own agent first. Even if it’s my sign, I’m happy to walk you through what that means so you understand your options.
