One thing I think gets overlooked in real estate conversations with veterans:

Buying a home after military life is about WAY more than using a VA loan.

For a lot of military families, it’s the first chance in years to create stability.

Same schools. Same neighborhood. A routine that finally feels permanent.

But I’ve also seen veterans feel pressure to “settle down” too quickly before they fully know what kind of lifestyle they want after service.

Sometimes the smartest move is slowing down long enough to figure out:

what kind of commute feels manageable
what neighborhoods feel connected
what monthly payment feels comfortable long-term
and what daily life will actually look like

The best home isn’t always the biggest one.

It’s the one that supports the next chapter of life.

There are some serious advantages available to you especially with VA loans.

But here’s the one that surprises people the most…

➡️ If you’re a veteran with a 100% disability rating in Texas, you don’t pay property taxes on your primary home.

That can make a HUGE difference in your monthly payment.

And when you combine that with areas like Shallowater, Idalou, and Levelland where homes are still relatively affordable it opens up a lot of possibilities.

Perfect credit.
Perfect timing.
Perfect house.

Here’s the reality…

There’s no such thing as a perfect home and waiting for one can actually hold you back.

The goal isn’t perfection. It’s finding a home that fits your life right now and sets you up for the future.

And honestly, it shouldn’t be.

It’s one of those properties where:
✔️ You get more space
✔️ You’re not fighting multiple offers
✔️ The price actually makes sense

But because it’s in a small town, most buyers scroll right past it.

Here’s what I tell buyers all the time 👇

👉 Don’t focus only on the home price focus on your monthly payment.

Because in Lubbock, things like property taxes and insurance can change your numbers more than you expect.

Also:
✔ You don’t need 20% down
✔ Pre-approval should come first
✔ There are more upfront costs than just the down payment

The process isn’t as complicated as it feels you just need the right starting point.
