So this one was a good one with a lot of potential for the end buyer. I had assigned this property as soon as I got it under contract, buyers were in place and literally 3 days before closing on 1/23/24 they informed me that their funds won’t be available intill the 16th of Feb and closing was on the 26th of Jan 🤦♂️. Seller was not trying to hear a extension and that was discussed upon acquisitions!!
Like I always say, this business is tough and it’s not for the weak ❗️
I had 72 hours not to only find a new buyer but hopefully find a buyer that could perform as well and have title adjust all paper work for the new buyer along with getting everyone in schedule to close❗️YIKES❗️
So I moved on it !!
With in 72 hours I got the recent buyers contracts cancelled, reached out to multiple people , found a new buyer, had new buyer turn in EMD, going back and forth with title to keep everything in compliance with all this movement/readjustment going on in this small window mind you also get every one in the schedule because my seller is not hearing it 😳! Like I said this is not for the weak and you better be ready to move when 💩 hits the fan.
