When it comes to buying a house, does the highest offer always win? 🤔

Not necessarily.👇

Here are few reasons why your lower offer might just beat that higher one after all:

✔ Each seller has their own set of circumstances that will require different needs. This includes wanting a quick closing, to stay for an extra month, etc. Not all buyers are able to accommodate those needs.

✔ Cash is always king
If you can pay cash, you’ll likely win over a higher-priced offer, every time.

✔ The next best thing to cash: A pre-approval letter.
A pre-approval letter is a confirmation you’ve acquired from your bank that confirms you’re ready to buy and have been pre-approved for the loan.

✔ Not overloading on contingencies
Contingencies are negotiating tools that give you an opportunity to walk away without consequence. Examples of contingencies are the inspection, financing, and appraisal.

It's the question every homeowner asks at one point or another. Here are a few questions to ask yourself as you make this big decision.⁣ 👇

First up, Remodeling:⁣
• Do I love my current home's location?⁣
• Do I have space (inside and out) for an addition?⁣
• Will remodeling address my biggest concerns about my home?⁣
• Do I have a place to temporarily move during the remodel (or the patience of a saint to live in an "under construction" house)?⁣
A YES to most of the above means remodeling is probably in your future.⁣

Next up, Time-to-Move:⁣
• Do you anticipate needing more space than a remodel can provide in the next 5 years? (more bedrooms, bathrooms, etc.)⁣
• Will remodeling put your home above neighborhood value?⁣
• Would you prefer a home that's closer to your everyday places (work, school, shopping) or do you desire a different school district or a larger lot?⁣

Thinking of becoming a homeowner? 🏡

Getting pre-approved is one of the first and most important steps to take.
While prospective lenders will have plenty of questions for you, don’t be afraid to find the right lender and loan by asking questions of your own.

Here are a few to get you started:⁣

⓵ What type of loan do you recommend for me? Why? There’s no one type of mortgage loan that’s superior to another—but whichever you choose, you need to know why it’s best and how it works.⁣

⓶ Will my down payment vary based on the loan I choose? If you’re tight on cash, let your lender know. Loans vary in their down payment requirements.⁣

⓷ What is the current interest rate and the annual percentage rate (APR)?

⓸ Can I lock-in an interest rate? If so, for how long?

⓹ What will my closing costs be? Are they a part of my loan, or will I pay them in cash at closing? Remember, closing costs usually run 2-3% of your loan value so you need to know how they’ll be covered.⁣

Don’t understand something your lender says? Stop and ask for clarification. This is your home buying journey, and you deserve to understand the process every step of the way. ⁣

Keep in mind that since a pre-approval is only valid for 30-90 days, depending on the lender, you’ll want to wait to meet with lenders until you’re ready to buy.⁣

FOR THE HOMEOWNER LOOKING TO SELL:⁣

• The time is NOW! With low inventory (translation: not that many homes are for sale), you're not going to have to compete with as many other homes to attract buyers.⁣
• Even with low inventory set your asking price at market value. Doing so means you’re likely to attract more buyers and possibly set off a lucrative bidding war.⁣
• You're going to get a greater return on your investment. Rising prices mean that homes are also gaining value!⁣

FOR THE HOME SHOPPER LOOKING TO BUY:⁣
• Time is of the essence when inventory is low. Do everything you can NOW (gather down payments funds, get pre-approved, have your home ready to sell) so when you find your dream home you can act, and act fast!⁣
• Keep your offer as "clean" as possible. Now isn't the time to pack your offer up with contingencies, concessions, closing dates, or repairs.⁣
• Beware of renegade emotions. Whether it's a competitive bidding war or losing out on another home you just KNEW was the one, stay patient and stay in the game — your perfect home will come along at just the right time. ⁣😊🏡

1: Your pre-qual letter is usually good for 90 days.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
2: Once you are pre-approved, you can still be denied for a loan.
Let me explain, your pre-approval is based on your credit score, income, job, debt to income ratio, etc.
So if you get pre-approved and then suddenly rack up your credit card or switch jobs, that can be a red flag and can also change your credit score that could bump you into a different bracket for your lender. This can potentially raise your interest rate, change your overall pre-approved amount, etc.

3: If your pre-qualification letter expires and you still haven't found a home, it's pretty easy to update it so you can continue your home search.
