I’ve watched sellers leave thousands of dollars on the table while trying to get more money for their home.

And almost every time, the reason is the same:

Overpricing.

Here’s what actually happens when a home hits the market priced too high.

The first 7–10 days on the market are the most valuable days your listing will ever have. Serious buyers are watching. They’re pre-approved, actively searching, and they see new listings the moment they hit the market.

If your price is off, they don’t put your home on a “maybe later” list.

They move on.

And once they move on, it’s incredibly difficult to get their attention back.

After a couple of weeks without an offer, buyers start asking questions. Not about the price—but about the house itself.

“What’s wrong with it?”

Then comes the price reduction.

What many sellers see as a strategic adjustment, buyers often see as a sign of weakness. And the buyers who notice the reduction usually come in expecting to negotiate even further below the new price.

That’s when the math starts working against the seller.

The homes that create the most excitement are the homes priced correctly from day one. Those are the homes that attract multiple buyers, generate competition, and sometimes even receive multiple offers.

Competition drives prices up.

Overpricing drives interest down.

In my experience, correctly priced homes can sell at or above asking price. I’ve never seen an overpriced home create that same result.

The goal isn’t to price your home high.

The goal is to price it right.

Because the seller who wins the first week often wins the most money.

Pricing is a strategy—not an emotion.
