After being involved in over 3,000 real estate transactions, I’ve learned that one of the most expensive mistakes a seller can make is choosing an agent based on who suggests the highest list price.

Overpricing doesn’t make your home more valuable. It can mean fewer showings, more days on the market, price reductions, and ultimately less negotiating power.

And by the time the market convinces you the price is wrong, you may have already missed your best opportunity.

🏡 Everyone wants lower interest rates… but what happens when EVERYONE else does, too? 👀

Here’s something buyers need to think about:

When rates are higher, you may have an opportunity to negotiate things that are much harder to get in a competitive market.

💰 Seller-paid closing costs
🏡 More negotiating power on price
🔧 Repairs and other concessions
⏰ More time to make a thoughtful decision
📉 Less competition for the home you love

When rates drop, more buyers may jump back into the market. And with more competition can come multiple offers, bidding wars, fewer seller concessions, higher purchase prices, and more cash to bring to closing.

A lower interest rate doesn’t automatically mean a better deal.

Of course, your monthly payment matters, and buying needs to make sense for YOUR finances. But the interest rate is only one piece of the equation.

After being involved in over 3,000 real estate transactions, one thing I know for sure is that the best opportunities aren’t always the most obvious ones.

The question isn’t just “When will rates come down?”

It’s “What opportunity might I have in today’s market that I won’t have when everyone else decides it’s time to buy?”
