I’m curious how many people think they want to wait until interest rates go down to buy a home?

Now the flip side. How many sellers think they want to wait until rates go down to sell a property?

Here’s the catch, odds are they won’t go down to where you want and the prices of homes continue getting more expensive.

Interest rates are a double edge sword. The higher the rate the less investors are competing with homeowners. The lower the rate the more investors outbid homeowners. We saw this all throughout Covid. First time homebuyers felt defeated and hopeless. People literally paid more than appraised value. So why is the rate so daunting for everyone? At the end of the day the home values have gone up and your largest investment is still your safest investment.

People that bought in 2000 at 6-7% interest rates were excited because they knew rates could be at 10-18% instead.

Even at 6-7% interest those people that bought have seen a huge return on appreciation of their home’s value even after a housing crash in 2008. Don’t let fear or false information keep you from making the best long term decision you can make.

Yes markets can go up and down. At the end of the day, look at real estate market-- it has continued to increase even after a bump in the road like a recession or depression.
