If you are a realtor dealing with multi family properties, please put rental information on your MLS listings. I currently have an FHA purchase falling through because myself and the lender cannot find rental values to meet the FHA requirement on this property. Unfortunately we can’t just throw numbers into the report, we actually have to verify information.

My only wish is that banks would inform borrowers about FHA loans and what they have to do in order for their house to pass FHA inspection. I probably just went to one of the worst 😬

Let’s do another story time! So I appraised a house years ago that honestly scared the crap out of me. I was by myself yet I heard people talking and doors were opening and closing. Took all the pictures I needed and left in a hurry. Went back to the office, looked through all my pictures, and saw this, an actual orb! I was terrified and had left my phone in the car. When I had to go to the basement, I thought I was going to be locked down there forever! Needless to say, I remember the exact address to this house and always make sure I never inspect it again! I can definitely go into more detail about everything that happened 😂

I also highly recommend that if you are having an appraisal done, please don’t answer the door in your underwear 😳😬😂 The amount of times this has happened 😂😂

I get a lot of questions about FHA loans, so I’ll address some things!

1. If your home is built before 1978 and there is any peeling or chipping paint ANYWHERE (inside of house, outside of house, garages or sheds) it has to be scraped and painted.

2. If siding is broken and wood can be seen, the siding needs to be fixed.

3. Appraisers have to inspect attics! If you just have a scuttle hole, we have small steps stools and usually just stick our arms up there for a picture 🤷🏻‍♀️ That’s what fha wants 🤦🏻‍♀️

4. Yes we have to make sure you having running cold and hot water and flush toilets.

5. We have to make sure appliances and heating and air conditioning work.

I highly recommend that if you are having any type of major or minor repair done to your home, do not schedule your appraisal the same day! I’ll just put that out there! 🙄

Story time: I just received an order yesterday and called the borrower today to schedule the inspection. You could hear this woman was about to cry and was asking if I could hold off on the inspection because her husband is currently in the hospital in the ICU and she herself is not doing well mentally because she is unable to visit him. Of course I completely understand, tell her when everything is all set, and her and her husband are ok, she can give me a call back when she is ready. I then have to tell the bank this because I can no longer meet my due date. The bank has no compassion and tells me the husband is getting out of the hospital next week and to schedule the inspection today for next week. Unfortunately, I have a heart, and I know that when I do end up scheduling this inspection (which will not be today), I will also be bringing some flowers with me. Trust me, appraisers are good people.

Hey everyone! Here’s some more advice and what you should avoid saying to an appraiser:

I’ll be happy as long as it appraises for at least the sales price.

Do your best to get the value as high as possible.

The market has been “on fire”. You shouldn’t have any trouble with the appraisal.

Is it going to come in at “value”?

I never say this, but if you can just work some magic this time, you’ll be my hero.

If this doesn’t “appraise”, the seller is going to go into foreclosure.

I would be shocked if it didn’t “appraise”.

I really hope this works out. No pressure or anything though.

The son has cancer. It’s been really hard on the family. The last piece to wrapping up this transaction is the appraisal.

I don’t want to ask you to do anything unethical, but just do your best.

There’s definitely a lot more, but these are the most common and ones that I have heard frequently 🙂
