JOB DESCRIPTION
JOB TITLE: MAINTENANCE TECH (MT)
REPORTS TO: PROPERTY MANAGER (PM)
FLSA STATUS: Non Exempt
OVERVIEW: Performs service duties and ensures that all upkeep, inventory and repair of grounds and buildings of the properties is completed in an efficient manner. As needed, supervises and coordinates activities of contract maintenance staff.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary.
• Regular, predictable attendance and courteous, efficient response at all times.
• Independent, self-starter with the ability to work cooperatively with others. (i.e. Residents, Co-Workers, Supervisor, etc.) and in a constant state of alertness.
• Responsible for interviewing, screening and recommendations for any potential service, custodial or grounds personnel.
• Responsible for the research and evaluation of all current and potential products used in the maintenance and upkeep of the properties.
• Responsible for the scheduling and coordination of all in-house and/or vendor work, unlocking apartments for vendors and unaccompanied showings and securing the properties each day.
• Responsible for the inventory, ordering and delivery of all necessary supplies and equipment for the service, custodial and grounds under the direction and with the approval of the Property Manager.
• Responsible for insuring OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times.
• Responsible for maintaining an up-to-date Material Safety Data Sheet Manual at all times.
• Understand and interpret company policies and enforce safety regulations.
• Responsible for timely response to service requests, make-readies, painting, cleaning of vacant units, etc. according to policies.
• Responsible for scheduling and performing preventative maintenance. Analyze and resolve work problems.
• Available for on-call duty as needed.
• Daily clean-up of properties, including all grounds, dumpster areas, laundry facilities, etc.
• Responsible for maintaining an up-to-date inventory of all property owned tools, equipment and appliances.
• Maintain a professional appearance and attitude for all service, custodial and grounds personnel at all times.
• Responsible for thorough knowledge of management company policies and property policies.
• Responsible for seeking educational opportunities and self-improvement for personal growth and development.
