Congratulations to my clients on closing on their beautiful new home today! 🔑🙌🏽
When they first reached out, they were trying to decide whether to buy or renovate. After looking at a few options, there was one house they really loved… but it was already under contract.

A little later, that deal fell through, we moved quickly to submit an offer & got it under contract! We had a FEW hurdles to overcome along the way, but thanks to everyone’s hard work and patience, we made it to the closing table right on time! 💪🏽

Now the Stillwell’s have a wonderful place to raise their family and make new memories!

A big thank you to Maria at Nacogdoches Heritage Title Co. and Ruben with Citizens 1st Bank for helping make this one happen, and thank you to my clients for trusting me throughout the process. Every closing is special… and in this one, my clients and I go way back. From Rodeos, to growing up together, to watching each other start our own families. And now, the Escobedo’s granted me the honor of helping their family get the keys to their very first home 🔑

Moments like this are what makes my job so rewarding. Thank y’all for trusting me through such an important milestone in your lives. It means a lot knowing y’all chose me to help guide y’all through the process. Forever grateful for y’all! 🙌🏽

We’ve got just under 400 homes on the market and about 6 months of inventory, so things have slowed compared to the years before. Homes are taking longer to sell, sellers are negotiating more, but deals are STILL getting done with homes closing around 90% of list price!

For buyers, this is a market where patience helps. More options, less competition, and room to negotiate, especially in the $100k–$300k range! 👀💰

For sellers, pricing it RIGHT from the start matters more than ever! The homes that are priced right and show well are still moving. The ones that aren’t usually sit ⏳
