Title insurance in Texas falls into two main categories of policies: the Owner's Policy and the Loan/Lender's Policy.

The Texas Department of Insurance splits these specific categories into different forms depending on whether the property is residential or commercial. 🏘🏠

The owner’s policy protects the property owner's equity and ownership rights against hidden title defects for as long as they (or their heirs) own the land. The Loan Policy protects the financial institution's lien interest in the property until the mortgage loan is fully paid off. 💸

This milestone recognizes something our community already knows:

Our artists, cultural organizations, businesses, public spaces, events, and community partners have all helped build the creative community we’re celebrating today.

Official designation gives Lufkin an even stronger platform to grow cultural tourism, increase visibility, build partnerships, support artists and businesses, and pursue Cultural District Project funding opportunities.

This did not happen overnight. It happened because people across Lufkin believed in the value of art, culture, creativity, and community.

What is title insurance and why do I need it for my new house? Title insurance protects you from problems that existed before the purchase, such as unpaid property taxes, fraud or forgery, or a spouse or unknown heir who claims to own the property.

Security & Guaranty Abstract Co. conducts a thorough search for any problems with the title that should be corrected before you buy the property. And if there should be a challenge to your ownership later, your title company will handle the dispute. 🏘

It's Closing Day! Bring your driver’s license or passport plus wiring information and certified funds for your cash to close.

Bring your house keys, plus garage remotes, mailbox keys, codes/remotes for security systems, smart locks, thermostats, etc. And don't forget to leave any warranties or manuals you have for appliances, HVAC, roof, pool equipment, etc. These are especially nice to leave for the buyers!

Bonus: information about the house that will help the new owners—trash day, utility information, sprinkler instructions, paint colors, quirky switches, neighborhood contacts, etc.
