Just because your neighbor listed their house for $40k over market… doesn’t mean they’re actually going to SELL it for that.

One of the biggest mistakes sellers are making right now is pricing based on what they hope to get instead of what buyers are actually willing to pay.

Here’s the truth:
The first 1-2 weeks your home hits the market is when you get the MOST attention. If it’s overpriced, buyers scroll right past it — and once a house sits too long, people start wondering what’s wrong with it.

Sometimes pricing slightly UNDER market value can actually create multiple offers and drive the price UP.
