🏡 Angelina County Housing Market Update | July 2026

If you’ve been thinking about buying a home but keep telling yourself, “Maybe I should wait…” — take a look at these numbers.

📈 Median home price: $249,900 — UP 17.1% from last year
🏠 Active listings: DOWN 18.1%
🔑 Closed sales: UP 31.5%
📦 Inventory: 5.3 months, down from 6.7 months last year

If you’re financially ready to buy and you’ve been waiting for prices to drop, there’s no guarantee that waiting will save you money. In fact, our local median price has already increased significantly over the past year, while the number of homes available has decreased.

If you’re new around here—or maybe you’ve been following me for a while but don’t really know the person behind the real estate posts—here’s a little bit about me. 🤍

I’m Cara Delacruz, REALTOR® with Century 21 Cota Realty, and I’m proud to call Lufkin and East Texas home.

Real estate is what I do, but helping people is why I do it.
