I'll take potential over pretty.

Especially when we're talking about real estate investing.

Sometimes the property everybody scrolls past is exactly the one worth stopping to study.

Dated kitchen?

Maybe.

Ugly carpet?

We can fix that.

Overgrown yard?

That's not keeping me up at night.

What I'm looking for is much deeper.

What's the purchase price?

What will the renovation cost?

What could it be worth when we're finished?

Could it produce cash flow?

And most importantly…

Does the deal make sense?

Pretty houses are easy to fall in love with.

Opportunity sometimes requires a little imagination.

Here's something sellers sometimes forget:

A buyer isn't looking at your house in a vacuum.

They're comparing it.

Your price vs. another price.

Your kitchen vs. another kitchen.

Your yard.

Your condition.

Your location.

Your presentation.

And ultimately…

Your value.

That's why preparing and pricing a home correctly matters so much.

You don't have to have the nicest house on the market.

“What are we going to do with Mom's house?”

I've heard versions of that question more times than I can count.

A loved one is moving into assisted living.

The family is focused on medications, doctors, finances, paperwork, and making sure Mom or Dad is okay.

Then someone remembers…

The house.

Years of belongings.

Repairs that may need to be made.
