🏡 Reminders for Your Client Before Closing! 🔑

Closing day is almost here! Help your clients arrive prepared and ready for a smooth settlement with these important reminders:

🪪 Bring a valid government-issued photo ID

💰 Confirm how funds need to be delivered and always verify wiring instructions directly with the title company

💳 Avoid opening new credit cards, taking out loans, or making large purchases before closing

📄 Review your Closing Disclosure and ask any questions ahead of time

📱 Stay available by phone and email in case your lender, agent, or title company needs anything before settlement

A little preparation can make closing day that much smoother! 🙌

ONE TIP THAT CAN SAVE THE DEAL 🔑

Maryland agents: Before closing, make sure you know whether your seller is considered an out-of-state seller.

Why? 👀

If your seller is registered as being out of state, they may be subject to Maryland’s nonresident seller withholding tax at settlement, which can mean a potentially significant amount withheld from their proceeds.

That’s definitely not something you want your seller finding out for the first time at the closing table. 😬

The tip: Flag it with your title company EARLY. We can help determine whether withholding may apply and whether your seller may qualify for an exemption or reduced withholding.

A little due diligence upfront can prevent a BIG surprise on settlement day.
