This one was definitely a challenge!
I got the lead back in April and spent quite a bit of time talking with the seller, researching the property, and trying to determine whether it was even a deal worth pursuing. Knowing Julian Castrence's confidence—and that unmistakable "Midnight DJ" voice I always tease about—I asked him to jump in. True to form, he had it under contract the very same day.
Then came the part people don't always see (and where my years as a Detective came in handy).
Not only did we have to find a buyer in a small town where the market was moving slowly and the property was in deplorable condition, but the day before our original closing (we had 3 amendments to the closing date), title uncovered a life estate issue, a missing deed, a required death certificate, and roughly $16,000 in back taxes the Seller failed to mention.
That meant tracking down documents the seller didn't have and no idea how to obtain, guiding him through obtaining the death certificate, coordinating with title, arranging a remote mobile notary for a very rural property, and following up...then following up again...and again.
For those who are new to this business, transaction coordination is no joke. Getting a signed contract is a huge win—but getting it to the closing table can require just as much persistence, problem-solving, and communication.
Whether your team is twenty people or just two, every role matters. Acquisitions. Dispositions. Transaction Coordination. Communication and coordination are everything.
