I think I’m finally ready to say some things out loud.

For years, I’ve wanted to share some of the real-life stories and experiences I’ve had throughout my career in real estate.

I’ve spent decades immersed in new-home sales and marketing. I’ve worked extensively with land, big developers, started new communities, relocation and complex transactions. And in general brokerage, I’ve navigated complicated contracts with real life unexpected circumstances, negotiations, government ordinances, regulations and restrictions.

And through all of it, I’ve developed the ability to see what needs to happen next.

Part of me didn’t want to hurt anyone’s feelings. I didn’t want to criticize my profession. I didn’t want people to think I was being too opinionated.

We live in a time when people want transparency. They want to understand what happens behind the scenes. They want someone to tell them the truth - not just give them the polished version.

And I think consumers deserve that.

So I decided it was time to put all of this into a book - to share what I’ve seen, what I’ve experienced, and what I wish more consumers knew before making one of the biggest decisions of their lives.

We’re going to talk about buying, selling, new construction, land, relocation, contracts, government regulations, marketing and strategy.

We’re going to talk about why a Listing Agent is a completely different animal and what makes us tick.

And yes, I’m going to talk about some things that aren’t always comfortable to say.

But I’m not writing this to bash my profession.

I’m writing it because I believe in my profession.

I’ve spent my career feeding my profession - years of broker training throughout Virginia with different real estate attorneys, learning, studying, attending conferences, watching markets, understanding economic development, studying history and constantly asking myself:

What do I need to know next?

Because if I’m going to ask someone to trust me with hundreds of thousands - or millions - of dollars of real estate, I believe I owe them my very best.

And I’ve learned something along the way:
Experience creates confidence.
Confidence creates safety.

That’s what I want my clients to feel.

Safe.

So…

I’m writing the book.

This is something I’ve wanted to do for a long time.

I’m finally ready.
