Another great closing in the books! 🎉🏠🎉

This one took some grit and creativity which Lori Alden Treadway displayed expertly. Also we had to overcome a big villain: Verizon Wireless! ☠️

As soon as we got our file in we repulled credit and found out that Verizon had placed a $1,100 collection on one of our borrowers credit and tanked it over 100 points.

I got to work restructuring the loan and we were still able to get the borrowers into their dream home. It wasn't easy but we found a way to make it work!

Wow, what an amazing deal!!!

Congrats to these first time home buyers who just closed on their first home in Midlothian!

Realtors and future homebuyers, heads up! APPRAISALS ARE CHANGING! Starting in November, new appraisal forms will be required for most financed real estate transactions.

Here’s the good news:

The new appraisal forms are designed to be easier to read, more consistent, and give everyone a better overall picture of the property.

Now for the bad news:

Turn times and costs could increase, at least initially. As appraisers get used to the new forms, we could see appraisal turn times increase by another 1 to 2 days.

I’m also hearing that appraisal fees could increase several hundred dollars per report, depending on the property and market.Like any major change, there will probably be some growing pains as appraisers and real estate professionals gets used to the new process.

I’ll be keeping a close eye on this as we get closer to November and will keep you updated on what I’m seeing.

First time homebuyer dreams come true!

Congrats to Dajuan on purchasing his first home and a big shout out to Urshalla for putting a winning deal together.

Dajuan put his mind to purchasing a home in 2026 when we got in touch back in February of this year. He got to work putting himself in a homebuying position and made it happen.

We were able to get him qualified for a 0 down program and Urshalla did a great job getting his closing costs covered by the seller.

Way to go Dajuan!!!

Dreams do come true!

Janissa did a wonderful job navigating her clients through a very tough transaction!

Originally I got these sweet couple over to me almost a full year ago! We weren't able to make it work at the time however they didn't help. With some help of a unique loan structure and an amazing co-signer they are now home owners!!!

We fought through many challenges and even three appraisal days but managed to get closed on time. Thank you so much for trusting me with your loan process.

A friendly reminder from your local lender!

If you are planning on relocating to another area, especially another state you must have to conditions for your work in order to qualify to purchase:

1. Your current employer must confirm that you will be able to continue to work remotely.
2. You will need to have new work lined up, an offer letter on company letterhead stating the terms will work.

Save yourself the heartache and do some smart planning with your Realtor before committing to a huge move to another state!

Go team!

A huge shout-out to Alesha Gilbert for being instrumental in getting this one across the closing table. After her client had a previous contract fall through she was determined to make it right and get him into the best home. She was amazing and even helped collect some tough documents to clear conditions. Way to go!

Brenden got into an amazing home and we were able to help him lock in an amazing rate!

CLOSED AND FUNDED!🏠🙌

Congrats to Deb and Austin on their new home and huge shout out to Julia Holmes for saving the day on this deal! After a big life change our clients were forced into staying at a hotel until they were able to close on their home. This left them in limbo with a big time crunch to get to closing!

Julia negotiated extra closing costs from the seller to buy down their interest rate and have a more affordable monthly mortgage payment We were able to get them DPA grant money for first time homebuyers!
