At this price point the question stops being what you can afford. It becomes which version of Lynchburg you want to wake up in. You have lots of great options!

These are the Lynchburg, Virginia neighborhoods I would be showing you between $600k and $1m.


Oakwood Place. Classic early 1900s homes on a tree-lined street, and you can walk to Oakwood Country Club, and the Cavalier. Closest to Downtown, so you trade lot size for 5 minutes to dinner at Truss.

Irvington Park. Two story brick homes on tree-lined streets, and you have your own neighborhood pool in some parts.

Beacon Hill. Acreage, long driveways, and less than 15 minutes from both hospitals.

Royal Oaks. The one buyers find last and wish they had found first. Tucked off of Boonsboro Road, it’s a pleasant surprise. Very convenient to Boonsboro Country Club.

Or where do people go to celebrate something in Lynchburg? Isabella’s for tried and true, always delicious Italian. If you want somewhere quieter, Truss on Bedford Avenue for a more intimate dinner.

Selling in one state and buying in another is stressful enough. Add a wedding to the mix, and you need a plan.

I met this family at church right here in Lynchburg about twenty years ago. They had moved away in the interim, and when it was time to move from Tennessee, they trusted me to help them navigate buying a home in Lynchburg while selling their house back home.

We toured homes together every time they made the drive in. When we found the right one, the seller needed a longer closing, so we coordinated the Tennessee sale, the Lynchburg purchase, and their son’s wedding all at once.

We ended up closing early. They moved in a few weeks after the wedding, and their things barely touched storage.
