Homearama 2026 is here 🏡

3 weekends.
18 homes.
13 Louisville neighborhoods.

This year's Homearama isn't tucked into one subdivision — it's scattered across the metro, so I mapped out where to go before you burn a whole Saturday guessing.

📅 Sept 11–13, 18–20, 25–27
🕐 Fri 5–8pm | Sat 10am–6pm | Sun 1–6pm

Where you'll find it:

Norton Commons • Kentbury Estates • Gardiner Park • Lake Forest • Shakes Run • Harborage • The Reserves • Sycamore Run • The Estates & Meadows at Floyds Fork • The Courtyards at Oakland Hills • Carriage Houses at McMahan • Walnut Creek • Hunters Hollow

Whether you're touring for new-construction inspiration or wondering how your current home stacks up against what's selling for $600K–$1.5M+ right now, this is the best gut-check the Louisville market gives you all year.

🚨 Louisville Real Estate Alert: Is a $36 Million lawsuit about to change Prospect property values forever? 🤔

A Jefferson County jury just awarded affordable housing developer LDG a landmark $36.3 Million verdict against the City of Prospect.

The jury found that city officials violated the Fair Housing Act and Equal Protection Clause when they blocked the proposed 'Prospect Cove' senior apartments

But here’s the kicker that local homeowners need to pay attention to: Prospect’s annual tax revenue is only $4 Million. This judgment is NINE TIMES their annual budget!

Whether you’re planning to buy a home, sell your property, or you’re a local homeowner wondering if your property taxes are about to skyrocket, you cannot afford to ignore this.

Comment your thoughts below 👇 on this situation as it unfolds.

New construction in Meremont — and this floor plan works. 🏡

Swipe through 👉

5 bedrooms. 3 full baths + a half bath. .37 acres. A layout that actually makes sense for how people live.

The first floor gives you a formal dining room, an open-concept great room with a fireplace and custom built-ins, and a kitchen that flows straight out to a covered patio. The primary suite is also on the main level — soaking tub, double vanity, custom-tiled shower. Two more bedrooms, a full bath, laundry, and a half bath round out the first floor.

Upstairs: two more bedrooms and a full bath, perfect for guests, family, or a home office setup.

The unfinished basement is roughed in for a bathroom, so there's real room to grow into this one.

And the HOA includes the community pool — an easy win for summer.

If a home like this is on your radar, or you're just curious what it's worth to build vs. buy right now, send me a DM. Happy to walk you through it.

🚨 I-65 just partially reopened — 3 days EARLY.
Louisville, the 60-day nightmare is over.

For two months, that 5-mile stretch between downtown and the Watterson had us all stuck in detours, side streets, and 30-45 minute commutes just to get across town.

Here's what most people missed: when a major corridor shuts down, it quietly suppresses buyer demand. People don't want to deal with the headache. They wait.
That waiting just ended.

Neighborhoods in our community are about to feel pent-up demand come rushing back. Buyers who paused their search are picking the phone back up this week.

The window between "it just reopened" and "everyone figures it out" is short. If you've been on the fence — the time is NOW!

👇 Did the closure affect your search? Drop your neighborhood below — I'll tell you what I'm seeing there right now.

📲 Follow for Louisville market intel before the headlines catch up.

🌴Wet bar. Two fireplaces. A pizza oven. And that's just the backyard. 🍕

📍6368 Clore Lane on the market in the desirable Brentwood neighborhood of Crestwood, and it's the kind of home you plan your whole weekend around.

✅5 bedrooms 4.5 baths.
✅A first-floor primary suite built like its own private retreat.
✅A chef's kitchen with a center island big enough to actually gather around.
✅And a finished lower level with a second living space, a full wet bar, and two more bedrooms with egress windows — ideal for guests, in-laws, or a serious home office setup.

🏝️But it's the backyard that changes the conversation. In-ground pool. Hot tub on a private deck.

🔥Outdoor kitchen. Fireplace with a built-in pizza oven. Screened porch.

📍All inside a fully fenced, landscaped lot in one of Oldham County's most sought-after pockets.🌎

This is what move-up buyers in Louisville and Southern Indiana are looking for right now — space that works for real life, and a setting that feels like a getaway without leaving home.

If you've been priced out of Louisville proper, Legacy Farms is worth a look.

It's a new construction community in Southern Indiana, minutes from downtown Louisville, with 9 different floor plans — so you're not stuck picking between "too small" and "way too much house."

A few numbers that matter:
▪️ Slab homes start at $350,000+
▪️ Unfinished basement homes start at $449,000+
▪️ 6-8 month build timeline from contract to keys
▪️ HOA is $400/year and covers the common areas and entrances
▪️ Community amenities include a playground, pickleball court, picnic areas, walking trails and large sidewalks.
Nine floor plans means there's a real range here — from cost-effective options to a triple-crown plan with a 3-car garage.

If you're weighing new construction against buying resale on the Louisville side, the math is worth running.

Thinking about building here, or wondering what your current home would need to sell for to make this work?

Send me a message — happy to walk you through either side of it.

Louisville just lost one of its best fall traditions — and most people don't know why yet.

For 13 years, the Jack O'Lantern Spectacular was a walk through Iroquois Park at night. 5,000 hand-carved pumpkins along a wooded trail. No rides. No lines. Just the setting.

This year, it's moving to Kentucky Kingdom and getting folded into their existing fall festival.

Here's what actually changes: the Parks Alliance of Louisville, the nonprofit that ran this as its biggest annual fundraiser, is no longer part of the event. That funding supported park maintenance across the city, including neighborhoods that don't usually get that kind of investment. Parks Alliance is running a smaller version at Iroquois this fall to keep the tradition alive there, but the flagship event is now a ticketed amusement park attraction.

Parking at Iroquois was a real problem. I'm not arguing that. But there's a difference between solving a parking problem and moving the whole thing to a theme park.

Went every year? Making the trip to Kentucky Kingdom, or sticking with Iroquois this time? Tell me below.
