Today’s real estate tip for sellers: Fresh paint—inside and out—is one of the most cost-effective and quickest ways to elevate your home’s appeal and help achieve top pricing.

Attached are a few photos of a home I sold a few years ago where paint truly made a dramatic difference. The original interior featured very specific colors, and switching to a neutral palette completely transformed the feel of the home. Adding a pop of color to the front door created a warm, inviting first impression.

Many people assume winter is a poor time to list a home, but February is actually an excellent time to sell - Assuming we are not hit with lots of snow. 🙂. With limited inventory on the market, serious buyers face less competition, and those who secure a contract can move in early spring—just as the weather improves.

For you buyers who have felt frustrated, this may be your sign to jump back into the market!!!
As of October 15, new state law and regulations make it illegal for homeowners and realtors to sell a property with the condition that buyers waive home inspections.
What this means for buyers - Buyers will feel more confident—they can get inspections without risking losing the deal. - Since buyers no longer have to compete with others willing to waive inspections, their offers become stronger. - Overall, it’s a better position for buyers to negotiate and get a fair deal and have their offer accepted.
What this means for sellers: - They might face more negotiations over repairs since inspections can’t be waived anymore. - Sales could take a bit longer or happen at lower prices because buyers will be more cautious and want inspections done. - Sellers will need to be more realistic about asking prices, knowing there might be more repairs or price adjustments after inspections.
