Those who know me as a realtor ask me how the market is. Get ready for some data. I live in Peabody, so I will use that as the gauge. The single family market has remained largely unchanged for the past decade. Inventory (the number of properties for sale) is still limited. Homeowners are just not moving as frequently as they once did. Currently, there are 28 single family listings on the market in Peabody, which represents 1.3 months of inventory. A balanced market is 5-6 months supply of homes for sale. Low supply equals high demand which puts upward pressure on prices. But at what point will homes be priced so high that inventory isn't moving. We are not there yet, even though prices hit all-time highs each month. In Peabody, the average price of the 28 homes for sale is $749,000 on an 1881 square foot home or $427 a month. Sale price per square foot is similar for homes that have accepted an offer. Year to date, sales are up just slightly as are prices. Despite all-time high prices, accepted offers are going over asking price and homes that are priced based on market conditions, are well located and updated are still receiving bidding wars. Speaking of which, the conflict in Iran is having a significant impact on the market in general, and interest rates in particular. Current mortgage rates are nearing 7%; there had been hope that those rates would be under 6% in the past couple of years but that has not occurred. Lower rates increases demand and also supply as many homesellers would be homebuyers as well if rates were lower. Many homeowners have rates under 3% post Covid and are hesitant to give up that rate and lower cost. One last note: If you are considering selling, we are getting to the point where you may want to do it ASAP (as long as it is ready) because buyers with school-age children like to have them in place for the start of the academic year and since it takes about 6 weeks to close on a property when using a mortgage we are at that date.
