This one was a real labor of love, patience, and always solidified pricing and timing are everything.
Swipe for the transformation we did! Last summer after the tenants vacated we assessed the home and picked out the key components that would be important to buyers without the means of going for a full overhaul. Put on a new roof, paint inside and out, lighting, flooring, countertops, deep clean, appliances, and minor repairs.
But we were not lined up with the best of timing, everything was completed Labor Day weekend right before one of our nations most controversial elections…. So we sat. We had nearly 50 private showings y’all nearly 98% of the feedback said it was priced right but just not the one. The things working against us? No garage, lower ceilings upstairs…everything we couldn’t change.
When that happens you must reconsider price. So we did, and along came a buyer who was unfamiliar with older homes (this baby is from 1914 but nearly everything in her has been updated) but old homes have quirks that aren’t for everyone and they backed out.
Back to market we go, but now it’s the first week of January, the worst time of year in Real Estate.
So we wait, we re stage, we photo and video again, and we price just a tad lower.
Within 4 days on market we had the nearly 50 people through the home in one weekend and accepted a fantastic offer that had a super smooth close.
How such a drastic change on the same house? Well we listed beginning of the upswing to spring, we priced just slightly below market value with quirks considered and we hired better stagers. That’s it. Price, prep, and proper timing babaaay nothing beats it. If you don’t need to sell immediately it may pay to wait. As contradicting as it sounds, it pays to price lower, EVERY. TIME!
