✨Your vibes attracts your tribe✨ I get asked a lot “Why Dwell Well?”

Well, yes, I could be “Mindy Brown Homes” “Mindy Brown Real Estate” "Mindy Brown PNW Properties.” You get the idea. However, my business is more than just me helping clients buy and sell real estate.

I’ve always believed that there is a direct correlation between your home and your sense of well-being. Where you live is about so much more than the house itself; it’s about feeling well and doing well and having a connection with your community. That’s why I’m such an advocate for and proactively connect neighbors with neighbors, and neighbors with local small businesses + resources.

Experiencing and seeing first-hand friendships and “villages” that have formed from the success of Edmonds Moms Meetup (and knowing there are many more behind the scenes) makes my heart overflow. ❤️ Even if I can't be a part of every one, the beauty and hope is that everyone can find their own people, purpose and belonging here.

More recently, I’ve additionally taken the steps to create smaller, more intentional groups. Tables, if you will:

1. Edmonds Women in Business Connect: for our local female-identifying local small business owners who love to:

2. Edmonds Mighty Moms Meetup: a collective of local volunteer mamas who give their time, strength and expertise to lend helping hands to women in our community when they need a little boost most. We focus on house cleaning, sorting, organizing, and meal trains during overwhelming and challenging times. We also confidentially connect women with local professional resources for crises beyond what community housework can help with.

3. EMM: Women + Wine Social Club: bringing together enthusiasts of wine, fun, and friendships for monthly themed wine dinners at private residences.

I’m honored and humbled by the trust, time, care, and confidence demonstrated by the community of women supporting women coming together here and now. It truly takes a village.

Last but not least, I am honored to have a seat and be affiliated at Windermere North’s "table." Thanks to Lena Wood Maul's fierce leadership, guidance, expertise and access to learn from the best of the best brokers in the biz, just in the past 2 years since moving here, my business has seen a nice little lift. Story from the Streets: so this email happened as part of Friday’s closing. Time stamp and everything. 💁🏻‍♀️☝🏼✋🏼 Imagine being the buyer and seller, after doing everything right to meet all deadlines on your end, only to learn the afternoon or evening of the scheduled closing that you won’t actually be considered closed, funds won’t be dispersed, and keys won’t be handed over until MAYBE the next business day, IF and when the County can get to your paperwork. However, it was no sweat to us: we navigated this by already having it covered way back when we first submitted our offer.

Whether you have had me in your corner on the buying or selling side, I always encourage my clients to include Form 22Y: “Modification to the Definition of Closing” in PSAs. Especially if you are tracking to close on a Friday. Why is this helpful for all parties?

Sellers are looking for the most clean, quick and, of course, lucrative path to close and receive funds. Buyers often line up and schedule movers and service providers based on closing and possession dates. This Form and this real estate broker has your back! Preventing the preventable further hassle of paperwork and having to reschedule a move. 💡✨💪🏼

Meaning, take into account ALL terms that are potentially negotiable. Sellers are looking for the most clean, quick and, of course, lucrative path to close. With zero to no chance of having to negotiate further or go back on the market.

Here is a peek at the terms I scrutinize 🔬 and vet 🔍🕵🏻‍♀️ as part of my “Multiple Offer Comparison Worksheet” when working with sellers. Which comveniently benefits clients when I’m on the buy side. 💡💪🏼 I take pride and joy in thoroughly educating my clients how each and every single component adds up to impact an offer. Moreover, what it means to the seller and buyer in our swift changing markets.

The Pumpkin Pie Elves had a very full-filling day! 🧚🏻✨🥧🫶🏼🚙 Prepping and making deliveries! Throughout Edmonds - Bothell - Kirkland - Lake Forest Park. Tomorrow we will wrap up deliveries in Lynnwood and The Bowl!
