📣New Agency Law Changes: Transparency, Consumer Protection & Commitment.

On January 1, 2024, major changes to the Law of Agency will go into effect. These changes result from the real estate industry in the state of Washington wanting to elevate the level of transparency and consumer protection surrounding buyer representation. Senate Bill 5191 was voted into law requiring adjustments in how brokers operate when working with buyers.

It has been a long time coming for the buyer side of a transaction to be better defined with regards to representation, compensation, and the level of commitment the buyer and broker have to each other.

While interest rates have been on the rise, limited inventory has kept prices stable. In fact, prices have increased since the beginning of the year. Buyers are getting creative with their financing to overcome the higher rates, especially move-up and first-time homebuyers. Over 50% of homeowners have 50% or more equity in their homes, making moves profitable for many sellers. If you want to know more, please reach out. It is a delicate balance between tight inventory, continued demand, and navigating rates but success is within reach with a good plan. Please reach out if you want to learn more!

The latest Gardner Report is out from Windermere's Chief Economist, Matthew Gardner and you can read the full report on the Windermere Blog on my website.
"Although it was good that listing activity rose in the third quarter, it still remains well below levels that can be considered normal. This is unlikely to change anytime soon given that over 86% of Washington homeowners with mortgages have an interest rate below 5% and more than a quarter have rates at or below 3%. There is little incentive for them to sell if they don't have to." - Matthew Gardner
