This transaction was one for the books! The started raging just 6 days before my clients requested a showing at this property. Although the wildfire was burning *very* close nearby, the house itself was safe and we made the appointment to tour.
Only a few minutes after we got there, one of my clients who has a medical condition that affects her lungs, was forced to retreat to the car as the air quality was at dangerous levels thanks to the smoke and falling ash.
Because of the fire (which raged for over 6 weeks), we initially put this property on the back burner...but it kept creeping up in conversations - even after touring multiple other properties - so my clients decided to trust their gut and pursue this home.
I headed back out to the property to take some additional pictures and videos as they didn't get to spend enough time at the showing to really decide on making an offer or not. That's when the magic of this place really clicked for them and we made an offer.
As they say, the rest is history. We made it through the home inspection, a few rushed repairs that I knew would be called out at appraisal, a well inspection, the appraisal itself, and then a last minute requirement for a water sample test.
And it all worked out. Today, I get the privilege of handing keys over to my clients for the property that spoke to them from the beginning.
