The big story this month is still inventory.

Snohomish County had 2,207 homes for sale in August, up 38.2% from last year, while new listings increased 18.2%. Buyers have significantly more to choose from. September.pdf

At the same time, closed sales were down 15% and the median sales price came in at $762,684, down 2.8% year over year. Homes averaged 31 days on market. September.pdf

What does that mean? Buyers have more breathing room, and sellers have more competition. Pricing and presentation matter from day one.

The headlines may be changing by the day, but the housing market is still moving.

Oil prices remain volatile, gas prices are still elevated, and mortgage rates continue to hover in the mid 6% range. Even with those challenges, pending home sales were up 5% compared with last year.

Buyers appear to be responding to more choices, slightly softer pricing in some areas, and the reality that waiting for the “perfect” market may mean waiting a very long time.

Windermere Principal Economist Jeff Tucker breaks down the numbers affecting today’s economy and housing market.

More homes. More choices. More opportunity.

The Snohomish County market continues to shift toward a healthier balance this summer.

🏠 Inventory is up nearly 30% compared to this time last year, giving buyers the most choices we’ve seen in quite some time.

📈 Home prices remain remarkably stable, with the median sales price holding at $725,500, showing that increased inventory doesn’t necessarily mean falling values.

🤝 Buyers are taking a little more time to compare homes and negotiate, while sellers who price their homes correctly and present them well continue to attract serious interest.

What does this mean?

If you’re buying, you have more options and a little more negotiating power.

If you’re selling, today’s market still rewards homes that are well-prepared and priced strategically.
