Everyone online shows you the $15M oceanfront compound. Nobody shows you the boring first condo that actually got them there.

Here’s the real Maui Evolution I’ve watched (and lived) with hundreds of clients:

Monkey Stage → You rent a condo for a week or two every year and fall-in-love with Maui.

Caveman Stage → You buy a timeshare or start renting the same place for a month every winter (you’re hooked).

Suitcase Stage → You grab a modest 1 or 2 bedroom condo in Kihei, Kahana, or Napili (something you can actually afford and use right now).

Lanai Stage→ You upgrade to a better view, a newer building, maybe oceanfront in Kaanapali or Wailea.

Keys Stage → You sell the condo at a profit and buy your first single-family home (Kahana, Kihei, or Upcountry)

King Stage → One day you own the oceanfront compound with ohana unit, pool, and 180° ocean views… and you got there without ever being “rich” on paper at step one.

I call this the Maui Evolution.

Almost nobody parachutes in at the final frame.

Aloha! I’m a “hapa haole,” meaning part Native Hawaiian and part Caucasian (hapa = part, haole = Caucasian). It’s one of the most common backgrounds you’ll meet here on Maui.

My mom grew up on the islands; my dad is your average Portland boy. They actually met in Southern California while he was in dental school and she was in nursing school. Their story gave me the gift of seeing life from multiple perspectives…local and mainland, Hawaiian and haole.

Growing up, though, wasn’t always easy. I was “too dark” for some haole kids and “too light” for some Hawaiian kids. I get it, fitting in can be tricky when you’re in the middle. That experience taught me how to listen, how to put myself in someone else’s shoes, and how to help people feel at home no matter where they’re from.

I see the same thing with my own kids. They’re blonde-haired, blue-eyed Hawaiians! My son attended Kamehameha Schools (a school for Native Hawaiian children). Five years ago, he panicked on the first day: “Dad, I look haole!” I just told him, “You’re both, now go represent all of who you are.” He’s thriving now.

That’s the Maui I know, and it’s the Maui I love helping people discover in their next chapter. I’ve lived on both sides, so I understand both mainland concerns and local realities.

Everyone brags about what they made in the last boom.

I’m the guy who lost three homes + a condo in the Great Recession.

Four rules I live by now:

1. Never buy in a feeding-frenzy market (2006-2009 or 2020-2022… same story)
2. Ignore “nationwide markets.” Healthy markets should be local and displaced from on another.
3. Cheap, easy money always ends in tears
4. Over-leveraged = eventually broke. Never again.

I learned the hard way, so my Retire with Maui clients never have to.
