Here’s what we’re seeing in our local market this month:

💰 Average Sales Price: $262,173 (down slightly from $269,900 last month)
⏳ Average Days on Market: 50 (down from 61 — homes are selling faster!)
📋 New Listings: 276 (down from 295)
🔑 Sold Listings: 152 (down from 169)
✍️ Under Contract: 181 (down from 195)
🏠 Active Listings: 823 (up from 809)

🔎 What does this mean?

While prices dipped just a bit, homes are moving quicker than they were last month — a great sign for sellers. Inventory remains steady, giving buyers solid options without an overwhelming amount of competition.
