Emerging Opportunity Market

It’s easy to look back at how an area has grown and wish you had purchased real estate before prices increased. The hard part is recognizing opportunity while it’s still developing. That is why I am here, to point out what many may be overlooking.

Forest is a great example of an area that has already experienced significant growth. Over the last few decades, it has become one of the most desirable areas around Lynchburg. Today, the median price for a single-family home in Forest is around $489,000, and 65% of those homes sold in under 30 days.

The message is clear: people are willing to pay a premium to live there.

Now compare that to Concord. The current median price for a single-family home in Concord is approximately $292,400, yet 61% of homes there also sold in under 30 days. That tells me demand is already present, just at a very different price point.

Why are people paying attention to Concord? Because it still offers something many buyers are searching for:
• space
• affordability
• privacy
• land
• a strong sense of community
• quick access to Lynchburg without the congestion

You can still own a meaningful piece of property and be in the city within minutes.

Forest didn’t become Forest overnight. Growth happens in phases, and I believe Concord is still in the earlier stages of its story.

“What got you here won’t get you there” - Marshall Goldsmith

Do you love to constantly push the limits on what you are capable of accomplishing? I personally find that to be one of life’s great opportunities - the chance to constantly push yourself towards something greater, and never actually reaching your end destination. The years are full of special milestones, but there needs to constantly be a new target that we are moving towards. To better ourselves, better our families, better our communities. Marshall is right, you will have to continuously evolve to keep that forward progress.

As a retired cop, I have a deep respect for the men and women who sacrificed their lives for something greater than themselves.

The freedoms we enjoy every day exist because countless Americans stood the line, defended this nation, and never came home.

The best way we can honor them is to never take that sacrifice for granted, and to continue standing up for the values and freedoms they gave everything to protect.

It is a fantastic feeling to go into this holiday weekend with this one SOLD! But the best part is seeing this families journey come together over the last few months!

When we first met to look at new houses, they were searching for something with more space - a place to raise their family, and in a neighborhood that had community. We were able to find that dream house in the Farmington neighborhood, and the family is still settling into that new space.
