This is why people love to come here.

As I ride around during the week looking at houses and property with clients, I never get tired of this scenery. Every chance I get, I throw the drone up and get a bird’s-eye view of what makes this place so special.

Mountains, farmland, rivers, history… it’s easy to forget sometimes just how good we have it here in Central Virginia.

Can you get a great deal at a real estate auction?

This property was tax assessed around $1.1 million, and going into the auction I couldn’t help but wonder - is there a world where somebody walks away with this place for $700,000 or $800,000?

Apparently, a lot of other people saw the value too. The bidding kept climbing, and by the time it was over, the winning bid landed nearly $200,000 above the tax assessment.

Now remember tax assessment is different than an appraisal, or what this property would bring on the market.

So no, this property did not sell at a stunningly low price. It was a great example that an auction doesn’t automatically mean a property is going to sell cheap. Homes like these are what dreams are made of, and buyers are still willing to pay a good price at auction.

Congratulations to the new owners - they picked up an absolutely beautiful property!

I was catching up with a friend over coffee today, and they suggested Ironclad in Candlers Station. So, I
tried smoked coffee for the first time. I must say, it was pretty good. As a serious coffee drinker, I question how I did not know about this?

A few days ago, I was out shooting drone footage when this old railroad bridge caught my eye. From the air, it looked like something that hadn’t seen a train in years. So naturally, I had to go check it out from the ground.

The next day, I made my way down to the bridge and couldn’t have timed it better. A train came roaring across while I stood just a few feet away. The horn hit so hard I could feel it in my bones.

Pretty amazing what you stumble on when you take time to explore your own backyard!

Lynchburg Ranked #8 in America...

Lets face it, Lynchburg is a great place to live. We still have relatively affordable housing, a stable economy, beautiful surroundings, and a quality of life that's getting harder to find in a lot of places.

Maybe the rest of the country is just starting to notice what we've had here all along.
