CON: Less competition - Are you thinking "WAIT! I thought you just said that's a PRO!" That being said, you will likely still have multiple offers... you'll maybe get only 10 instead of 20 ;)

One thing to keep in mind is that our current market is drastically different from our market in 2006-2008. In fact, it's basically the opposite. During "the crash" we had oversupply of listing inventory and not enough buyers. Also, the majority of Sellers were under water on their mortgages. Right now, we have an extremely low supply of inventory in the majority of the country (meaning there are more buyers looking for homes than there are homes for sale) which has driven up home prices. โ €โ €โ €โ €โ €โ €โ €โ €โ €
โ €โ €โ €โ €โ €โ €โ €โ €โ €
Secondly, homeowners have a substantial amount of equity. โ€œIn the third quarter of 2020, the average homeowner gained approximately $17,000 in equity during the past year. This marks the largest average equity gain since the first quarter of 2014.โ€ So very few sellers are underwater on their mortgage.โ €โ €โ €โ €โ €โ €โ €โ €โ €

There are also higher standards for loan qualification today than there were in 2006-2008. โ €โ €โ €โ €โ €โ €โ €โ €โ €

After checking your inbox one morning, you see that the perfect house in your favorite neighborhood, with a massive kitchen island and enough closet space for an insanely large shoe collection, has just hit the market.
