Here are pros and cons to consider to help you decide if you should list now or wait⠀⠀⠀⠀⠀⠀⠀⠀⠀

PRO: Buyers who are willing to trudge through the snow are typically pretty motivated. Whether they already sold their house, are relocating for a job, or that perfect-for-them home just happens to hit the market mid January (it could be yours!) these buyers are ready to MOVE!⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
PRO: Listing in Winter means less competition for your house.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
New buyers tend to emerge from their Winter cocoons in the Spring. Because of that, a lot of sellers think they're going to wait for that "sweet spot" to list. But is it really that sweet when every seller is following that same plan? Something to consider!⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
When you're the only house for sale on the block, there will be less options to be compared to!⠀⠀⠀⠀⠀⠀⠀⠀⠀

On the flip side, here are some of the cons to consider.⠀⠀⠀⠀⠀⠀⠀⠀⠀

CON: Possible limited curb appeal - Do you have a house that really shines in the Summer? A beautiful pool you'd love to show off, a great spot on the water, amazing sunset views from your porch?⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
If your home has several *Summertime* features that don't show as well in the Winter, you might want to hold off until Summer mode so you can showcase your home at it's best.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
CON: Less competition - Are you thinking "WAIT! I thought you just said that's a PRO!" Let me explain.. while your home itself tends to face less competition in Winter months, there are also less buyers looking in general meaning you might not see that heat of the market competition sellers can experience. That being said, you will likely still have multiple offers... you'll maybe get only 10 instead of 20 ;)

Question: Is the real estate market heading in the same direction as 2006-2008? ⠀⠀⠀⠀⠀⠀⠀⠀⠀

Answer: NO. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
One thing to keep in mind is that our current market is drastically different from our market in 2006-2008. In fact, it's basically the opposite. During "the crash" we had oversupply of listing inventory and not enough buyers. Also, the majority of Sellers were under water on their mortgages. Right now, we have an extremely low supply of inventory in the majority of the country (meaning there are more buyers looking for homes than there are homes for sale) which has driven up home prices. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Secondly, homeowners have a substantial amount of equity. “In the third quarter of 2020, the average homeowner gained approximately $17,000 in equity during the past year. This marks the largest average equity gain since the first quarter of 2014.” So very few sellers are underwater on their mortgage.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
There are also higher standards for loan qualification today than there were in 2006-2008. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Lastly, there are tons of buyers on the market right now who want to take advantage of our historically low interest rates. ⠀⠀⠀⠀⠀⠀⠀⠀
