You don't have to sign anything just to tour a house in Mississippi anymore.

A new state law (Senate Bill 2713) took effect July 1, 2026. You can tour homes and walk open houses with no buyer agreement. The written agreement comes in when you're ready to make an offer, and it has to spell out what your agent does and how they're paid.

Buyer question I'm hearing a lot: "Do I have to sign something just to look at a house?"

In Mississippi, no. Since July 1, 2026 (Senate Bill 2713), you can tour homes and walk open houses without signing a buyer agreement.

You will sign a written agreement before your agent submits an offer for you. It has to spell out what they'll do and how they're paid. Read it, and ask questions before you sign.

Active listings were asking a median of about $400K in Madison and $320K in Rankin. Homes are selling, but buyers are negotiating.

Porch lights on tomorrow night, Madison.

Tuesday, October 6 is National Night Out. Neighborhoods all over the city will be out in driveways, cul-de-sacs and clubhouses, meeting the folks next door and the police officers and firefighters who look after us.

I've sold a lot of homes in this city, and the thing buyers ask me about most isn't the kitchen. It's the neighbors. Nights like this are why Madison streets feel the way they do.

Check with your HOA or neighborhood group for your gathering, then walk down and say hello.
