In Mississippi, plan for roughly 2% to 5% of the purchase price in closing costs, on TOP of your down payment. On a $300,000 Metro Jackson home, that's about $6,000 to $15,000. The biggest pieces? Your lender's fees and the property taxes + insurance your lender collects up front to start your escrow account.

The good news for us: Mississippi has NO state transfer tax. That's thousands of dollars buyers pay in other states that you simply don't pay here.

People ask why I still show up to the home inspection when I've done hundreds of them.

Simple: it's one of the most important two hours of the whole deal.

I want to hear what the inspector says in person β€” not just read it in a report three days later. I want to see the crawlspace, the roofline, the panel. Because when that fourteen-page report lands and my buyer's stomach drops, I can already tell them what's cosmetic and what's a real concern. That's the difference between panicking and negotiating.

The inspection isn't the scary part of buying a home. Going through it without someone in your corner is.

That's the job. That's why I show up.

"It's listed as-is, so I guess I can't get an inspection." πŸ›‘

Bust that myth right now. In Mississippi, an as-is listing does NOT take away your right to inspect the home. The state's standard contract keeps your inspection period. All "as-is" means is the seller is telling you upfront they won't be making repairs.

You still inspect β€” every time. And if that inspection turns up a deal-breaker, you can still walk during your due-diligence window and get your earnest money back.

The only thing that changes with as-is is your game plan: you go in expecting to handle repairs yourself, and you use the inspection to decide whether the price still makes sense.

Weekend plan, sorted: the Genuine MS Farmers Market is on at the Brandon Amphitheater this Saturday, 8am–12pm.

Fresh produce, local meats, honey, plants, baked goods, and specialty foods β€” all from Mississippi growers and makers. Grab your coffee, take the family, and stock the fridge with stuff that didn't ride a truck across the country to get here. There's also a pop-up shop with more Mississippi-made goods.

This is one of my favorite kinds of mornings in Rankin County β€” easy, local, and good for the folks who actually live and work here.

Spent a good chunk of this week heads-down in the numbers β€” pulling what Madison and Rankin are really doing so I could write it up straight, no spin.

People think this job is all lockboxes and yard signs. A lot of it is this: sitting with the data, cross-checking three sources that disagree with each other, and figuring out what's actually true so I can tell a client something they can trust instead of something that just sounds good.

I'd rather hand you the real picture β€” even the boring parts β€” than hype you into a decision. That's the whole job, honestly. Listen first, then tell you the truth.
