This sale was a great reminder that even when a home is priced appropriately based on comparable sales, market competition matters. When buyers have several similar options, strategic pricing and adjustments can make all the difference.
🏠 Seller PSA: If your home is 15+ years old and still has the original roof, have it evaluated before listing. Even if the roof has some life left, inspectors may flag it as nearing the end of its lifespan. Many buyers are hesitant to take on a potential roof replacement shortly after moving in, and some insurance companies may have concerns as well.
In fact, roof-related issues have come up in 5 of my last 7 transactions.
